• The condensate drain of the central air conditioner, furnace or heat pump needs to be cleaned. If the drain is jammed and the water is unable to vent out, it will lead to dripping and wet floors. It will cause damage to your house and also affect level of humidity indoors.

• The controls of the system should be checked for safety. The starting cycle of the equipment needs monitoring to ensure that it starts, operates, and shuts off as it should.The controls of a HVAC system are vast. They can include relays, circuit boards, capacitors, sump heat and other accessories. The contractor should take time to have a look into all these.

• The evaporator and condenser air conditioning coils should be cleaned.These parts of heating and systematization subject to high exposure of dust and debris. Dirty coils can cause an array of problems in operation. It also leads to higher energy cost and brings down the unit’s lifespan.

• Checking the refrigerant level of the devices crucial. A low Freon level will not be able to deliver optimal cooling. Too much of refrigerant will also make your system inefficient.

• The blowers should also be cleaned to ensure proper flow of air. The belts and shaft of the blower fans should be checked for wear and tear. If the belts have thinned down and will snip soon then they should be replaced. A bad air flow can decrease efficiency by 15%. The motor and blades should also be checked.

• In the heating section, the contractor should check all gas or oil connections, gas pressure, burner combustion, and heat exchange. Faulty connections in heating units will not only reduce efficiency and increase energy cost but can lead to fire hazards.

• The flue system is a very important part of a HVAC. It should be checked for venting out gases property. It should not have dislocated parts and signs of corrosion. Replacements should be made wherever necessary.

• Always draw the blinds and curtains on your windows when operating your HVAC. This will reduce the infiltration of sun rays. Keep your doors and windows closed when running your HVAC.

• In winters avoid using exhaust fans in kitchen and baths.

• Keep the thermostats away from TV, lamps or other heat –generating devices. Place the thermostat on inside wall away from windows and doors.

• Insulation is single most important factor to conserve energy. Always ensure that your house is properly insulated. Humid air from outside should not be able to sneak into your house through leaks and holes. This can augment energy consumption by 15 to 30%. Plug such leaks with caulking, weather-stripping or plastic.

• Bring down the rate of heat transfer by having double glazed windows. You can also have storm windows and doors fitted in the house.

• Have your fire places fitted with properly sized dampers. Those dampers will be kept closed in summers when fireplaces are not in use. Buy a humidifier to conserve energy in winter. This will prevent the air in the room becoming too dry. So you will stay comfortable even at a lower temperature.
